Appraisers Count Value in HERS

Does green and sustainability matter? When appraisers put a value on a low HERS rating, the answer is, “Yes.”

 

2014 will mark the debut of an easy-to-use green appraisal addendum. RESNET and the Appraisal Institute have agreed to use the RESNET Accredited Home Energy Rating Software program to generate the Appraisal Institute Green Addendum and auto-populate it from the data collected in the home energy rating.

The Appraisal Institute developed its Residential Green and Energy Efficient Addendum for use by appraisers. According to the Appraisal Institute, it is “the first form of its kind intended for appraisers’ use. It is an optional addendum to Fannie Mae Form 1004, the appraisal profession’s most widely used form for mortgage lending purposes. The Appraisal Institute’s addendum allows appraisers to identify and describe a home’s green features, from solar panels to energy-saving appliances.”
