Philly's New Luxury Green

Luxury green is still going up around the country. Here are the green amenities one developer offers city dwellers.

 

Situated on the southern end of the Avenue of the Arts in Philadelphia’s Hawthorne neighborhood, a new multifamily project, 777 South Broad, includes some 18,000 square feet of ground-floor shops and restaurants and 146 luxury loft rental residences. The five-story building is Philadelphia’s first and only smoke-free living environment and is LEED registered.

777 South Broad’s location makes full use of public transportation, including easy access to SEPTA’s Broad Street line and PhillyCarShare with parking spaces adjacent to the site.

The building incorporates state-of-the-art technology, reducing residents’ carbon footprint with high-efficiency heating and cooling systems, a white roof which dissipates summertime heat, and floor-to-ceiling glass that uses natural light to bathe residents in warm winter sunlight. Sustainable materials like bamboo flooring and green carpet, paints, and coatings, are incorporated into the building’s design. Eco-friendly refrigerants minimize ozone impact, and green carpeting, paints, and coatings reduce harmful emissions. Low-flow plumbing fixtures conserve water.

Designed by JKR Partners, 777 South Broad boasts a contemporary glass and brick exterior. Inside, every one- and two-bedroom residence retains the open space layout of traditional lofts with 10’ ceilings and window walls that reveal dramatic views of the Avenue of the Arts and city skyline.  Unique corner units feature floor-to-ceiling glass walls that extend living rooms over Broad Street. Each loft is finished in Kohler fixtures, stainless steel appliances, and hardwood bamboo floors.

777 South Broad offers residents a full complement of luxury amenities that typify the Dranoff Property brand, including a richly-appointed lobby, 24/7 concierge, state-of-the-art Precor fitness center, fully equipped conference center, and a spacious clubroom.  The “Sky Deck” features a 12-person hot tub, sun deck, and outdoor dining space, including outdoor grills with awesome views of the Avenue of the Arts and the Philadelphia skyline.

One bedrooms range from $1,995 to $2,325, with square footage ranges from 830 to 975. The two bedrooms range from $2,495 to $4,000. Square footage ranges from 1,050 to 1,400 for two bedrooms.

While the building was originally slated to be condominiums, Dranoff saw the market trend toward leasing and converted the building to apartments with condo amenities. Leasing started last month and 20 units have been leased.
 
Dranoff is particularly excited about the smoke-free environment. “The fact that we are a non-smoking building has truly set us apart from any other building in Philadelphia. While LEED certification only requires our common spaces and outdoor areas be smoke-free, we took it a step further and made the residences smoke-free as well. People are responding very positively to this initiative.”
